For the better part of two decades, the corner of Highland Drive and Murray-Holladay Boulevard was the block everyone drove past and no one drove to. The Cottonwood Mall came down in 2008. What replaced it, for a very long time, was fencing.
That is not the corner you are living next to this summer. Since October 2024, and at an accelerating pace through the first half of 2026, the 58-acre site has been quietly turning into the closest thing Holladay has ever had to a walkable civic center. The thesis of this piece is simple, and if you have driven past Rodeo Walk Drive lately you have already half-formed it yourself: the block that used to be a hole in the map is now the default place a Holladay resident ends up on a Tuesday night. The restaurants, the coworking floor, the concert plaza a mile north, and the September festival that closes the season are no longer separate errands. They are one evening.
Here is what has actually opened, and how a current resident might string it together this summer.
The food block, in order of opening
The first thing to know is that the restaurant openings at Holladay Hills are not a scatter of unrelated announcements. They are a sequence, and the sequence is running fast.
Kiln Holladay opened February 2, 2026 as a 52,000-square-foot flex office and lifestyle hub. It is not a restaurant, but it is the reason the lunch traffic exists. Its early member roster already includes T-Mobile, Intuit, Penn Mutual, Mastercard, and Assos.
Bobby's Burgers by Bobby Flay opened Friday, March 27, 2026 at 1895 E Rodeo Walk Dr, next to Trader Joe's and up the street from the Megaplex Luxury Theaters. It is the brand's second Utah outpost after Orem, run by franchisee Joe Sample of Crave Management Group. The Bacon Crunchburger, topped with crushed potato chips, is the one the menu is built around.
Magnolia Bakery opened in late May 2026, and this is the sentence worth pausing on: the Holladay Hills store is the first Magnolia Bakery franchise in the United States. Kirk Schneider holds the franchise. It is also the only Magnolia Bakery location in the country that serves dirty sodas, a concession to the local palate that arrived quickly enough to feel like it was in the original plan. A second Salt Lake area location is already planned for fall 2026, which tells you what opening-day lines looked like.
The Sicilian Butcher is landing at Holladay Hills as its first Utah location, backed by the Savory Fund, the same investment group behind Swig, Mo' Bettahs, and Via 313 Pizzeria. The format is choose-your-own meatballs and build-your-own charcuterie, up to a five-foot board.
Sploot Veterinary Care opened its first Utah clinic at Holladay Hills in late May, combining primary and urgent care in one location and staying open 365 days a year.
Existing anchors on the same block already include Trader Joe's, Chipotle, Rio Acai, Vio Med Spa, and The Milkshake Factory. Add the still-in-the-pipeline pieces and you have a food and services cluster with the density of a downtown block, sitting where a chain-link fence stood last winter.
Why this rearranges the map
Here is the part that matters for someone who has lived here a while.
Before this development, Holladay's dining life ran along 2300 East between roughly 4500 South and Casto Lane. Village Plaza, Layla, 3 Cups, Pizzeria Limone, SLC Eatery: a linear pattern along one road. Everything else in the city was residential, and the Cottonwood Mall parcel functioned as a barrier between the village and the Highland Drive corridor.
The Woodbury Corporation, Millrock Capital, and Ball Ventures joint venture is finishing that barrier. The full build-out plans call for over 600 living units and up to 750,000 square feet of office, dining, shopping, and entertainment space, with walking trails and a central plaza. The Grandeur, the first residential phase at 1920 East Rodeo Walk Drive, delivered studios through two-bedroom apartments plus 17 penthouse condos for ownership on the fifth floor. Building amenities include year-round pool and hot tub, a bike and ski wash-and-repair room, a dog wash, a golf simulator, sauna, and podcast studios. That amenity list is aimed squarely at the demographic that used to leave Holladay for downtown or Sugar House when they wanted density.
The functional consequence is that residents in the western half of Holladay, and in the Cottonwood Heights bench homes to the south, now have a second walkable node in their own city. If you live off Kentucky Avenue or near the Country Club, the drive-time gap between Village Plaza and Holladay Hills is roughly three minutes. Two nodes at that distance behave like one district.
Mayor Robert Dahle called the redevelopment "the hottest topic of my tenure" when The Grandeur opened, which is a mayor's way of saying the city had been waiting on this parcel for the entire time he had been in office.
The evening you can actually assemble this summer
The other half of the map is a mile north, and it is where the newness meets the tradition Holladay has been building for years without much national attention.
The City of Holladay Arts & Culture Secret Suburb Concert Series runs Saturday evenings at the Holladay Village Plaza through the summer. The 2026 lineup:

Concerts are free. The series culminates in the Blue Moon Festival on Saturday, September 19, from 5 to 9 pm at Holladay Village Plaza, with an arts market, food vendors, children's activities, and Great Salt Lake Yacht Club, a soft-rock group that runs Loggins and Messina and Jimmy Buffett through the closing set. The festival was small enough a decade ago that residents brought lawn chairs and knew every vendor. It draws thousands now.
A Saturday in July or August, run as a Holladay resident, has a shape it did not have last summer. Coffee and a pastry at Magnolia Bakery in the late morning. A walk through the plaza at The Grandeur. Errands at Trader Joe's. Home in the afternoon. Back out at seven for the concert at Village Plaza a mile north. In September, that pattern collapses into one long evening at the Blue Moon Festival with dinner beforehand at Holladay Hills.
The point is not that any single one of these things is unprecedented. The point is that they now stitch together without a car trip out of the city.
What the openings signal, quietly
Two data points are worth naming without over-interpreting.
The first: Kiln's Holladay location is described by its own leadership as the brand's largest and most premium to date, and it filled with enterprise members like Mastercard and T-Mobile before general marketing began. Coworking demand of that kind does not appear in bedroom communities. It appears where operators believe the daytime population can sustain a lunch economy and where nearby housing is dense enough to make office proximity a lifestyle choice. Both conditions now describe Holladay in a way they did not five years ago.
The second: Magnolia Bakery, a New York institution that has expanded conservatively for two decades, chose Holladay for its first franchised location in the country. The franchisee, Kirk Schneider, worked with Woodbury on the site. Whatever the internal calculation was, it was not a soft market bet.
Neither data point is a real estate statistic. Both are the kind of decision that gets made by companies looking at foot traffic projections, and both landed on the same 58 acres inside the same twelve months.
A note for the homeowner already here
If you have owned in Holladay for more than five years, the practical read on Holladay Hills is that your walking radius grew without your address changing. That is a rare thing to happen to an established neighborhood, and it tends to be the sort of shift that shows up in resale conversations later rather than sooner. Buyers touring the east bench in 2026 are asking questions about Holladay Hills that they were not asking about Cottonwood Mall in 2019. The name of the intersection now belongs to something.
